Search New Construction by Area

Each area below has its own new construction search, updated every 15 minutes. Where you build matters as much as what you build — these areas differ considerably in lot sizes, whether you're on city utilities or well and septic, HOA requirements, and which builders are active.

Gainesville

Most of the county's new construction, concentrated on the west and northwest sides — a mix of large planned communities and smaller infill developments.

Gainesville new construction →

Newberry

West along Newberry Road, with generally larger lots than in-town Gainesville and easy access to the west-side shopping and employment corridor.

Newberry new construction →

Alachua

North of Gainesville off US 441, with a historic Main Street district and quick access to I-75.

Alachua new construction →

High Springs

The county's northwest corner near the Santa Fe River. A small-town setting and more land, in exchange for a longer commute.

High Springs new construction →

Archer

Southwest along SR 24. Rural, with much of the activity on acreage rather than in subdivisions — common territory for building on your own land.

Archer new construction →

Micanopy

South past Paynes Prairie. Historic and very small, with limited new construction and mostly individual homes rather than developments.

Micanopy new construction →

We also work in Ocala and Williston, both of which have active new construction and a different mix of builders than Alachua County.

How Do You Want to Buy?

Not every new construction purchase starts with an empty lot. Depending on your timeline, budget, and how much you want to customize, there are several ways to buy a new home in the Gainesville area.

Move-In-Ready New Homes

Already built or nearly finished. Also called inventory, spec, or quick move-in homes. Often a good fit for buyers who want a new home without waiting on a construction timeline, though you'll have little say in finishes.

See what is available now →

Build in a New Community

Choose your community, builder, homesite, and floor plan — and, depending on how far along construction is, your structural and design selections. How much customization is available varies significantly from builder to builder.

Build on Your Own Lot

Already own land, or considering buying acreage? Some Gainesville-area builders will build outside their own subdivisions. This route adds site preparation, utilities, wells and septic, permitting, and surveys to the equation.

Talk to a Realtor Before You Visit a Builder

You can walk into a builder's sales center without a Realtor. That doesn't mean you should.

The sales agent at the model home works for the builder. Their job is to sell that builder's homes, in that builder's community, on that builder's contract. A buyer's agent represents you — comparing builders and communities against each other, reading the contract before you sign, tracking your deadlines through a build that may run several months, coordinating independent inspections, and thinking about what the home is worth when you eventually sell it.

The timing matters more than most buyers expect. Builders have their own Realtor registration policies, and several require your agent to be registered or present on your very first visit. Register yourself online or walk in alone, and you may have given up representation in that community without realizing it.

If you think you might want your own Realtor, call before your first model home visit — not after.

Compare Gainesville-Area Home Builders

Choosing a builder involves more than deciding which model home has your favorite kitchen. Builders differ in their floor plans, standard features, construction methods, available homesites, customization options, upgrade pricing, build timelines, warranty programs, and lender incentives.

Some focus on large planned communities and standardized floor plans. Others offer more customization or will build on privately owned land. There isn't one builder that's automatically right for everyone — and because we represent buyers rather than builders, we can tell you where each one is genuinely strong and where it isn't.

Production Builders

Fixed floor plans in the builder's own communities, with limited structural changes. Faster timelines and clearer pricing, and where most move-in-ready inventory comes from.

Semi-Custom Builders

A plan library you can modify, sometimes substantially. How far that goes varies a great deal by builder, and several will take on a fully custom project.

Custom Builders

A house drawn for your site and your requirements rather than chosen from a catalog, usually on land you own or are buying.

Buying directly from a builder works differently than buying an existing home — a different contract, a different inspection timeline, and different negotiating levers. Important Things to Know Before You Build

New construction comes with terminology, and decisions, you probably haven't encountered buying an existing home.

Moving to Gainesville From Out of Town?

If you're relocating for the University of Florida, UF Health, the VA, a new job, or retirement, choosing a new construction community is harder when you don't know the area yet. We can help you compare communities on the things that actually shape daily life — commute, nearby shopping and healthcare, schools, lot characteristics, and community amenities.

New Construction Questions Buyers Ask

No, but the builder's sales agent represents the builder, not you. A buyer's agent reviews the builder contract, compares that community against alternatives, coordinates independent inspections, and tracks your deadlines through a build that may run several months.
