Suburban Heights is an established community of single family homes in Northwest Gainesville, situated between the University of Florida and I-75. Members of the community enjoy the comforts of suburban living and proximity to the urban core.
Most homes were built in the 1960s and range in size from 1,750 to 3,000 sq/ft on tidy lawns. The median listing home price in 2022 was $347k, or $158 per sq ft.
What’s It Like Living in Suburban Heights?
Suburban Heights is a short drive to the University of Florida, Shands, HCA Florida North Hospital, and Santa Fe College. It’s accessible to I-75 by Oaks Mall. The shops and grocery stores at Millhopper Square, great schools, a library branch, bars, cafes, and walking trails are also within walking distance.
Suburban Heights is a traditional low-rise suburban neighborhood with tree-lined streets, a family-friendly vibe, and engaged neighbors.
Millhopper Square anchors the community at the confluence of NW 23rd Ave, NW 43rd St, and NW 16th Blvd. In addition to grocery stores and dining options, the shopping hub offers a number of interesting retail options, including the bookstore and chocolatier at Thornebrook Village and a fitness center.
The community is bookended on the south by Cofrin Nature Park, a charming urban park with a shady half-mile hiking trail, a playground, and a thoughtful memorial garden.
Suburban Heights is an engaged community. The Suburban Heights Association successfully fended off proposed drive-thru businesses on NW 23rd Avenue and 43rd St which would have brought more traffic to the area.
The city of Gainesville would like to see more dense development around Millhopper Square, which is well-connected to transit and jobs. But any proposed development will have to reckon with the engaged residents of Suburban Heights.
Walk to Coffee
CYM Coffee Co, a convivial coffee shop in quaint digs, is within walking distance of Suburban Heights. Not many suburban residential communities enjoy this level of convenience.
From the big couches, the bean bags, and the cat that may occasionally grace you with its presence, CYM does a good job of making its customers feel at home. The building was literally a home before it became a cafe. The atmosphere is upbeat, and the staff is welcoming.
Cofrin Nature Park is a forested area with a half-mile hiking trail, playground, and wetlands fed by Beville Heights Creek. Situated off NW 8th Avenue between the University of Florida’s main campus and shopping along I-75, you could easily miss this hidden gem.
Cofrin Park has one thing that no other park in Gainesville has: hills! Though the trail is brief, it’s steep for Florida and will give you a workout. It’s also thickly forested, with light pleasantly filtering through the latticework of cypresses and oaks.
Another feature unique to Cofrin Park is its memorial garden. It’s a serene place to sit and reflect. There is a poignant sculpture garden and a labyrinth whose bricks are inscribed with the names of loved ones who have been lost to suicide.
Devil’s Millhopper Geological State Park
A short drive from Suburban Heights, Devil’s Millhopper is an iconic Gainesville landmark. Fed by little waterfalls and slow-moving creeks, the sinkhole at the heart of this park nourishes an ecosystem found in very few other places in the world.
It gets cooler and quieter as you descend the 132 steps of the boardwalk, while the vegetation becomes more lush. Even during the hottest summer months, Devils Millhopper is an oasis of cool and tranquility. Keep your eyes and ears peeled for the fox sparrow, grey treefrog and golden-banded skipper.
Santa Fe College Teaching Zoo
The Santa Fe Teaching Zoo is a popular destination for nearby neighbors and tourists alike. The 10-acre teaching zoo is home to over 200 well-cared-for animals, including endangered white-handed gibbons, Matschie’s tree-kangaroos, and Asian small-clawed otters. The zoo recently welcomed the birth of 5 otter pups.
