You typically use a construction-to-permanent loan. The builder takes draws as the build progresses to pay for materials, so the faster the build, the less interest you pay along the way.

Q: What is a spec home?

Spec homes are usually the fastest option. The builder already has the plans in place and there are very few choices to make, so you are not designing much from scratch.

Q: What are custom homes?

With a custom home you build alongside the builder's team, choose just about everything, and design the floor plan yourself. It is the most involved option and can take 18 months or more from start to finish.

Q: How much do I need for a down payment?

It depends on who you are buying from. It can be as little as 3% or as much as 20% of the contract price, and I will help you understand your options.

Q: Is my deposit refundable?

In most cases, no. It is important to understand the terms before you commit, and I will make sure you know exactly what you are signing.
