Born in Key West and raised in a military family, Christina Patel learned early what it means to pack up, start over and make a new place feel like home.
Although she lived in several states growing up, Florida was always home to her. She settled in Gainesville in 2010 and has built both her family and real estate career here.

What should buyers know before purchasing a luxury home in Gainesville?
When buying a luxury home in Gainesville, it's important to look beyond the house itself. Location, privacy, acreage, the surrounding area, and the quality of the construction can all make a big difference in the value of a property.
What qualities are most important to you? I tell my buyers it's almost like a blind date — you need to know your non-negotiables going in, but you also have to be open-minded about the rest. Sometimes a home that doesn't check every box on paper ends up being the one you fall in love with.
I also encourage buyers to take a closer look at the details that aren't always obvious during a showing. My buyers are always telling me, "I never would have noticed that!" — and honestly, that's part of my job. I'm looking at the age and condition of the roof, HVAC systems, pool and outdoor features, property maintenance, and any improvements or custom features. With higher-end homes, the beautiful kitchen may get all the attention, but sometimes the less glamorous details deserve the most attention — and they can come with some very un-luxury-sized repair bills.
Most importantly, take your time and make sure the property fits what you're looking for both now and in the future. Gainesville has a wide range of luxury properties, from beautiful in-town homes to private estates on acreage, and each one has its own personality. What are some of the most established luxury and higher-end neighborhoods in Gainesville?
There are several luxury neighborhoods in Gainesville, and where you want to live helps decide which ones we target. If you're looking on the SW side of town, I'd recommend the one-acre lots in Oakmont, Flint Rock, Hayes Glen, Biltmore, or Cheney Estates Walk. Looking on the NW side of town? We're going to Richmond, Reserve at Millhopper, Huntington or Greyston, just to mention a few.
How should I compare Gainesville's established neighborhoods with newer communities?
I always tell buyers to think about how they actually want to live — not just which house has the prettiest kitchen, even though we all love a beautiful kitchen!
Established neighborhoods can offer things that are hard to recreate: larger lots, mature trees and landscaping, established streets, unique architecture, and locations closer to UF, downtown, hospitals, or the parts of Gainesville you spend the most time in. Of course, an older home can also mean an older roof, HVAC, plumbing, or electrical system, so I want my buyers to know what they're getting into. Sometimes that beautiful, mature oak tree is a huge selling point… and sometimes it's also the reason you're suddenly very interested in the age of the roof!
Newer communities bring a different set of advantages — newer construction, modern floor plans, energy-efficient features, community pools, trails, clubhouses and other amenities. But newer doesn't automatically mean better for every buyer. I want buyers looking at HOA and CDD fees, lot sizes, construction quality, future development, and how the location works with their daily commute.
My job is to help buyers look past the obvious and compare the things that will actually matter six months, five years, and ten years after they move in. The goal isn't just to find a house you love — it's to make sure you still love where you live once the new-house excitement wears off.
I'm relocating to Gainesville. How do I decide which area is right for me?
The best place to start is by asking yourself what you want your day-to-day life to look like. I've relocated several times myself before ultimately choosing Gainesville as home, so I know firsthand that finding the right area is about much more than finding a house you like.
Do you want to be close to work, UF, or the hospital? How long of a commute are you comfortable with? Do you want a little land and room to spread out, or a smaller yard with minimal maintenance? If you have kids, are school zones important? Do you want to be close to shopping and restaurants, or prefer a quieter, more private setting?
These are the questions I like to talk through before we start looking at houses. Sometimes buyers come to Gainesville thinking they know exactly where they want to live, and once we talk about how they actually spend their time, we realize another area may be a much better fit. Figure out what you want your everyday life to look like first, and then let that guide you toward the right area.
When should I involve a Realtor when I'm starting to look for a home in Gainesville?
I think it's a good idea to talk to a Realtor before you get too far down the rabbit hole of looking at houses online. You don't have to be ready to buy tomorrow, and you don't need to have everything figured out. Sometimes the most helpful conversation happens when you're still in the "just looking" stage.
You can absolutely browse Zillow at 11 p.m. in your pajamas — I'm not here to take that away from you — but having a Realtor involved early means you have someone who knows what you're looking at, understands your priorities, and can help you make sense of what you're seeing. There's no obligation to start touring right away. Sometimes the first step is simply having a conversation and getting a game plan together.
What should an experienced investor look for when buying an investment property in Gainesville?
Experienced investors usually know that buying an investment property is about a lot more than finding a house at a good price. Location is a big aspect to consider. Do you want student renters near UF with 3–4 year turnover, high-end physician and professional rentals with 1–2 year turnover, or areas right outside Gainesville where rentals are sparse and turnover is very low? A brand-new home in an HOA community outside Gainesville, or an older home that may require upgrades closer to the University? A condo where the HOA covers exterior and roof replacement? Long-term renting, short-term renting, or flipping? There are a lot of variables, and I can help you determine whether a property fits them based on my knowledge of the area — even before you step foot inside.
With older homes, I always encourage investors to really look at the condition of the property. A property that looks like a great deal can become a very different deal once you start adding up needed repairs — roof, HVAC, plumbing, electrical, deferred maintenance and a long list of "we'll get to that later" projects add up quickly. A thorough inspection, sometimes with licensed contractors involved, is important even for experienced investors. Some houses have a few surprises hiding behind that fresh coat of paint. HOA rules and restrictions are another area I want investors to understand before they buy.
My role isn't to tell an investor whether a property is a "good investment" — that's a decision they make based on their own goals and numbers. I help guide them through the areas in and around Gainesville and uncover the details of the property and transaction, before and after an offer, so they can decide with as much information as possible.
